Weekly Luxury Market Report for Carmel and Pebble Beach Real Estate for the Week of July 1st

Mega-luxury ocean properties and Carmel cottages in the "golden triangle" remain fashionable with high-end buyers. We saw two lavish estates hit the market this past week, one in Pebble Beach and one in Carmel Highlands, BOTH showcasing ocean vistas. The global uproar over "Brexit" has continued to created ripples in the financial markets, and people continue to seek refuge in safe real estate buys. Pebble Beach Real Estate

Pebble Beach saw seven new listings hit the market this past week, one of note is a beautiful Mediterranean estate on Riata road, situated on 1.6 acres. Boasting dramatic ocean views from Point Lobos to Stillwater cove, this home was last on the market in 2011/12 and it didn't sell, it was originally priced at 10.5 million, then reduced to 9.995 million. Four years later (today) the home is priced at 9.995 million, hopefully the sellers will snag a buyer this go around!
 
Three homes went pending, including a classic Pebble Beach estate on Cypress, situated on the 3rd hole of the Pebble Beach Golf Course. This exceptional estate hit the market at 20 million, at time of contract (139 days later) was listed for 15.5 million, now scheduled to close escrow early August. I predict the final sales price will be around 13-14 million, stayed tuned for a final number. My off market listing "Vista Del Mare" went pending, located at 1508 Bonifacio road. Listed just shy of 10 million dollars this home is one of the highest quality homes every built in Pebble Beach. The lucky buyers got an amazing deal, unfortunately the sales price cannot be disclosed per my buyers instructions.
 
A 2.75 million home on Spruance went pending after 3 days on the market, this Ranch-Style home spent time on the market in 2015, originally listed for 3.195 million and most recently expiring in April 2016. Looks like the sellers found the "sweet spot" list price this time, and enticed a buyer super fast. Finishing out the week, only one home sold. A home in in the Country Club West neighborhood situated on the 1st fairway of the MPCC shore course, originally listed for 2.225 million, at time of sale was listed for 1.8 million, and finally sold 185 days later for 1.65 million.

Carmel real estate continues to dominate with 10 new listings hitting the market this past week. An ocean view estate, complete with pool and tennis court, situated in the Mal Paso neighborhood, hit the MLS with a price tag of 7.5 million. This luxurious home spent time off and on the market in 2014, the list price varied from 7.495 to 7.8 million, and today it is listed at 7.5 million. Carmel Highlands is a unique community on the Monterey Peninsula, homeowners here enjoy privacy, larger lots, and majestic views of the Pacific Ocean.
 
Four homes went pending; an exquisitely remodeled home on Carmelo & 12th, located in the "Golden Rectangle," spent 74 days on the market at a list price of 2.15 million, and is scheduled to close end of July; proving that the G. R. is still a trending hot spot. Lastly five homes sold this past week; a Carmel Retreat in Carmel Highlands, located in the Highlands Inn neighborhood, listed for 2.44 million and spending 65 days on the market, this home sold for 2.338 million. Another property of note; a home on 2nd and Sante Fe spent time on the market in 2015 with a list price of 1.995 million and then was on the market earlier this year from February to April for 1.895 million. It wasn't until it was off the market that a deal was made, at which point this home sold for 1.83 million. What's that saying... "you want something more when you can't have it", well maybe this particular buyer saw the property while it was on the market but wasn't eager to pull the trigger but once it was taken away from public view decided that they just had to have it!!!
