Weekly Luxury Market Report for Pebble Beach and Carmel Real Estate for the Week of June 4th

Is it just me or does it feel like the month of June will be gone in a blink of an eye? The year 2015 is almost half way over, and we’re officially entering into what us locals refer to as, “June Gloom”. It appears no amount of foggy overcast can slow down our busy summer real estate market! See below for the full details.
 

Pebble Beach Real Estate

The Pebble Beach real estate luxury market showcased one new luxury listing this week, six new escrows (up 50% from last week), and three closed sales. New to the market this week, is an extensively remodeled home on 17-mile drive, located in the Country Club West neighborhood. This home last sold in 2005 for 3.05 million. It was last on the market in 2010, where it stayed on the market for about a year at a list price of 3.695 million. Today it is on the market for 4.988 million, looks like the Seller’s are trying to capitalize on this “seller’s market” in our busy summer season.
 
Six new escrows in Pebble Beach this week, including two condominiums in Spanish Bay, BOTH of which spent 1 – 2 days on the market and listed at 4.6 million and 4.455 million respectively. These condos rarely come on the market so they are highly coveted, as proven by the very low DOMs. Pebble Beach saw three solds this week, including the contemporary home on Comorant that I mentioned last week. This home was listed and went into contract in one day, selling at 25K less than list price for 4.470 million.

Carmel Real Estate

The Carmel luxury real estate market continues full steam ahead with ten new listings this week, including my new fantastic listing on Guadalupe and 6th. This home is a fantastic opportunity to buy a NEW dreamy Carmel craftsman cottage, with a short walk to town. Luxury state of the art construction & design, with all the amenities one desires in a new home. Experience a redefined Carmel living with an open floor plan that perfectly incorporates outdoor living space. This home is listed at 2.095 million and I predict we’ll see multiple offers by the end of this weekend.
 
Eleven homes went into escrow this past week in Carmel. Worthy of note is a home located on Monte Verde & 10th; this home spent 3 days on market before going into contract. Listed at 2.545 million, my guess is the close proximity to the ocean and town is what caught this buyer’s attention, another example of when location and price come together. We saw eight homes that closed escrow, including another property on Monte Verde, this one at Monte Verde & 4th. I mentioned this one a few weeks back, it spent 11 DOM, it was listed for 1.695 million and sold for 1.6 million.

With Schools letting out for summer the last two weeks and summer officially starting, I believe we’ll start to see more tourists in town, aka buyers. Although we’re experiencing chilly weather, there is still plenty to do and I predict we’ll see more properties coming on to the market in the next few weeks.
