We’re a full week and then some into 2016 and activity continues to flourish in the luxury Real Estate market here on the Monterey Peninsula. It appears the wild stock market fluctuations and dip in oil pricing is driving people back to safe havens of real estate investments. Carmel continues to shine with high numbers across the board while Pebble Beach stalled in the new listing department, see below for more details.
Pebble Beach Real Estate
The Pebble Beach Real Estate market did not see any new listings this past week, our inventory is thinning with fewer luxury homes. Currently there are 53 Active listings with 29 of those 2 million and above. The average DOM “days on market “ for the luxury homes is 217. Three properties went pending this week including a single level post-adobe home that overlooks the 17th fairway of MPCC’s Dunes Course. This abode features some ocean views and this is the first time it’s been on the market; listed at 4.795 million and scheduled to close on February 5th. Lastly there was 1 Pebble Beach sold; a renovated home in the Country Club West neighborhood. This home sold in 8 days, was listed for 2.45 million and sold for 2.2 million.

The luxury Carmel Real Estate market shone bright this week with 8 new listings. One of note, a Montecito style estate that is located in the coveted Santa Lucia Preserve. This luxurious property sits on 15 acres with separate guest quarters, a pool and equestrian privileges. Listed for 8.95 million, this home has spent time on the market from 2012 – 2015, hopefully the right buyer is out there and ready to make this home theirs! 4 homes went pending this week, including a home that was listed and sold today! A beautifully maintained home in the Carmel Views neighborhood that is currently listed for 1.245 million and did spend some time on the market last fall. Perhaps the fresh breath of air accompanied by a new year brought new light to this property and it captured its new owners. Lastly there were 6 homes that sold this past week. A Carmel Cottage with some Ocean views, situated on an oversized lot, spent only 1 day on the market before it was snatched up; located on San Antonio in the Carmel Point neighborhood; this home was listed for 2.195 million and sold for 2.175 million.

Quick Recap: Activity is still buzzing and I myself had a very busy week. I put my Ocean View home in Monterey into escrow, and I have been running around town showing properties to numerous buyers. I predict the market trend through Spring will remain stable, and inventory will continue to be low. Buyers who have been sitting on the fence waiting for deals missed out!
