We’re full into the Holiday swing of things and as predicted, the numbers are dropping across the Carmel and Pebble Beach luxury real estate boards. People are busy holiday shopping and enjoying festivities but for those serious buyers, now is the time to buy! We’re seeing properties go pending and/or closing escrow with fewer days on the market, see below for details.
Pebble Beach Real Estate
Pebble Beach went quiet this past week; we saw no new listings or pending sales. Currently there are 66 luxury homes on the market. As I’ve mentioned in previous posts, inventory definitely goes down during the holiday season but for both sellers and buyers, this could be a great opportunity to have your home sell quickly or buy at a great value!
3 Pebble Beach homes sold this past weekend, all spending less than 20 days on the market. The most expensive home that sold this past week was located in the Country Club West neighborhood, listed and sold for 3.28 million and spent 13 days on the market. This home had a modern design and Ocean views.

Carmel Real Estate

The Carmel Real Estate market dipped in activity as well with only 5 new listings coming on the market, one of note; a home located in the coveted Golden Triangle neighborhood on Dolores and 11th. This quaint abode sits on a corner lot with an entire second floor master suite, listed for 2.595 million. This home last sold in 2006 for 1.875 million.
4 Carmel homes went pending this past week, including an original MJ Murphy designed home on a 10,000 Sqft lot on Carmelo and 7th street, this home is listed for 2.995 million and scheduled to close in January. Two other homes went pending both lasting only 15 days or less on the market. Finally, 8 homes sold; a classic Carmel Cottage located on Carmel & 9th , a little bit of a fixer that sold in 3 days. Listed for 1.45 million, sold for 200K more at 1.625 million.
