Home sellers living along the Salinas Monterey Highway have seen solid real estate sales all year long, still out performing last year sales by 3%. In August the top luxury sales was for a home located on Whip Road that sold for $2,149,000. This estate featured panoramic ocean views, and was situated on a 10 acre lot showcasing a almost 4000 Sqft home.
August Property sales were 10, down 37.5% from 16 in August of 2009 and 11.1% higher than the 9 sales last month. August 2010 sales were at their lowest level compared to August of 2009 and 2008. August YTD sales of 101 are running 3.1% ahead of last year’s year-to-date sales of 98.
The Median Sales Price in August was $525,000, down 29.1% from $740,000 in August of 2009 and down 17.3% from $635,000 last month. The Average Sales Price in August was $709,150, down 38.0% from $1,143,038 in August of 2009 and down 32.7% from $1,053,778 last month. August 2010 ASP was at the lowest level compared to August of 2009 & 2008.
The Total Inventory of Properties available for sale as of August was 135, down 10.6% from 151 last month and down 6.3% from 144 in August of last year. August 2010 Inventory was at its lowest level compared with August of 2009 & 2008.
