Quail is a pair of neighborhoods at the mouth of Carmel Valley, about three miles east of Highway 1 and a short drive from Carmel-by-the-Sea. Quail Lodge is the established golf community built around Quail Lodge & Golf Club, with homes along the fairways and the Carmel River. Quail Meadows is its private, gated neighbor: 56 estate homesites spread across more than 600 acres of meadows, oak hillsides and protected open space.
Both share what draws people east of Highway 1: warm, sunny afternoons while the coast is still in fog, room to breathe, and a resort next door. The village and the beach are still close enough for dinner on a weeknight.
Homes at Quail Lodge sit in small clusters around the golf course, many of them single-level with fairway or mountain views. Most lots are easy to care for, and a handful of condominiums offer a lock-and-leave option for part-time residents. The resort is the neighborhood's social center, with a clubhouse, restaurants, a spa, a pool, tennis and pickleball, and a putting course. For buyers who want a golf-course home with hotel-level amenities down the street, Quail Lodge fits.
Quail Meadows is built for privacy. Behind a staffed gate, custom estates sit on multi-acre parcels, and more than half the community's land is permanent open space, with trails for walking and riding and a small lake at its center. Homes look out over the valley and the Santa Lucia Mountains, and Quail Lodge's golf course and resort are just outside the gate.
Weekends start with a round of golf or a hike, and afternoons stay sunny well after the coast turns gray. Carmel Valley's tasting rooms, restaurants and trails are a short drive east. Every August, Quail hosts The Quail, A Motorsports Gathering, one of the signature events of Monterey Car Week. Tehama and the Santa Lucia Preserve are close neighbors, and everyday errands are a few minutes away at the Crossroads and Barnyard shopping centers or in Mid-Valley.
Quail is about five minutes from Highway 1 and roughly ten from Ocean Avenue in Carmel-by-the-Sea. Monterey Regional Airport (MRY), with commercial and private aviation, is about 20 minutes away. San Jose is roughly 70 miles by car and San Francisco about 120.
